Geylang and the seaside estate of Marine Parade are mature residential areas with many leading schools, well-established amenities and good variety of food. Situated to the east of the Central Business District (CBD), the Rest of Core Region (RCR) estates of Geylang and Marine Parade enjoy quick access to the city and Orchard Road via car, buses or MRT.

The District 14 estate of Geylang and the District 15 estate of Marine Parade are also close to Bedok, an established District 16 residential town with Bedok Mall, Bedok Point and Djitsun Mall Bedok being the 3 shopping centres situated in the estate.

The Singapore Government intents to rejuvenate the two estates of Geylang and Marine Parade by constructing new amenities. There would also be the addition of more commercial developments and retail shops in the Geylang/Marine Parade planning area, with the upcoming Paya Lebar Central being a main contributor.

For improvements to leisure activities, there would be more neighbourhood parks provided, an augmentation of the cycling network and the building of a new park connector linking the Eunos and Paya Lebar MRT stations.

With the impending completion of Tanjong Katong MRT station at around 2023, there lies the likelihood of capital appreciation for Amber Park.
